For 28 years Daniel Boulud owned the room his name is on. He bought the ground-floor condo of the Mayfair, at 60 East 65th Street off Park Avenue, in 1998, opened Daniel there in 1999, and raised a family in the building above it. In 2013 he told Eater that owning the space and being successful in it would be his retirement plan. On March 4, 2026, he sold it. The buyer was SL Green, which paid $18.5 million through an entity called 610 Park Avenue Commercial Owner LLC to a Boulud company called 65th Street RE, and the chef signed a twenty-year lease to keep cooking in a room he no longer owns.
A CONDO BOUGHT IN 1998, A FAMILY UPSTAIRS, AND A LINE ABOUT RETIREMENT IN 2013
Daniel opened in 1993 at the Surrey Hotel on 76th Street and moved to the Mayfair, newly converted to condominiums, for the start of 1999. Boulud told Leaders Magazine last year that he lived above the restaurant for 28 years and that a partner urged him to buy the ground floor rather than rent it. It was an unusual move for a chef, and it worked the way real estate on Park Avenue tends to work: the deed appreciated while the restaurant collected three Michelin stars, then two in 2014, then one in 2024. In 2019, PincusCo reported, the Dinex Group borrowed $12 million from JPMorgan Chase against the condo. The room was an asset in both senses, the kind of thing a 71-year-old chef might have planned to retire on, and said so.
$18.5 MILLION, $1,041 A FOOT, A TWENTY-YEAR LEASE AND A RENT NOBODY WILL SAY
The deed was signed March 4 and recorded March 6. Traded lists the condo at 17,762 square feet, which makes the price $1,041 a foot; the Post said nearly 16,000 feet and Hoodline about 18,000, so the number is a range. Crain's, The Real Deal and PincusCo agree on the rest: $18.5 million, seller Boulud's own entity, a twenty-year lease-back to Dinex, terms unclear. Neither side would give the rent or the broker. Dinex's chief executive, Sebastien Silvestri, said the sale lets the company focus on its core restaurant business. SL Green's retail chief, Brett Herschenfeld, said the company was proud to own the real estate that is home to the restaurant and that the deal deepens its investment on the Upper East Side. Six days earlier SL Green had sold 690 Madison Avenue, the Van Cleef & Arpels corner, for $54.5 million, and its brokers were saying flagship retail on upper Madison was leasing above asking.

THE LARGEST OFFICE LANDLORD IN NEW YORK NOW OWNS FOUR OF BOULUD'S ROOMS
SL Green is the largest office landlord in Manhattan, an S&P 500 real estate investment trust. It was already Boulud's landlord before March: Le Pavillon and Jōji sit in One Vanderbilt, La Tête d'Or in One Madison, both SL Green towers. Daniel makes four. The company bought 11 Madison Avenue, the building under Eleven Madison Park, for $2.285 billion in 2015. A chef who sells his condo to SL Green is not selling to a stranger. He is folding the one room he controlled into a portfolio that already controls the others, and taking a twenty-year lease from the company that can decide, at renewal, what every one of those rooms is worth.
None of this is a scandal, and that is what makes it worth reading. Boulud got $18.5 million and twenty years. SL Green got a trophy tenant and the deed. The city got a data point: on Park Avenue in 2026, a one-star restaurant's dining room is worth more as a retail condo in a REIT's books than it is as a restaurant a chef owns, and the chef, who could do the math, agreed.
THE ROOMS THAT LAST ARE THE ONES NOBODY CAN RAISE THE RENT ON
Look at who owns their building in this city. Peter Luger's owners bought the restaurant and the building together in 1950, and it is still on the corner of Broadway and Driggs. Keens' building sold in November 2024, for $30 million, to Tilman Fertitta, the Landry's owner, and the steakhouse's future is now someone else's decision. Le Veau d'Or on East 60th reopened because Catherine Treboux owns the townhouse her father bought in 1985. Katz's owns its corner and sold the air above it in 2014 to stay. Le Bernardin rents from an insurance company and has for decades, which is fine until it is not.
The pattern is the one Marco Shalma wrote about the week En's room went to Daniel Humm and Lucky Strike's went to a London chef: the rooms that feed New York for twenty years are the ones that cannot be priced out, and the only protection from being priced out is the deed. Boulud had the deed. He is the rare chef who did. For $18.5 million he traded it for the thing every other restaurant in the city already has, a lease with an end date, and a landlord who will read the market again in 2046. If the retirement plan was the room, the room is SL Green's now, and the plan is a rent check.
