Here's what's actually happening: some operators knew to protect the thing that made them matter in the first place. Meanwhile the city keeps rewarding the opposite. Bigger footprints. Faster rollouts. More locations. Less soul in every one.
The trade always looks rational in the moment. Take the money. Open the second spot. Sell the block. Convert the bodega. Put it on a delivery app. Every single one of those decisions makes sense on a spreadsheet. None of them make sense when you zoom out and see what's missing from the neighborhood a decade later.
Pay attention to who's refusing the trade. Pay attention to who's still open on the same corner with the same menu and the same people behind the counter.
